RENTAL POLICIES
 NO PETS

 LENGTH OF RENTAL
# Weekly rentals normally run from Saturday to Saturday; however, we do make exceptions in some cases dependent on other booked rentals.

RESERVATION DEPOSIT
# The reservation deposit of $300.00 is due within seven(7) days of making the reservation. Upon payment of Rental Fees and keys being mailed, the reservation deposit becomes your refundable security deposit. Monthly reservations require the first month's rent 30 days before your arrival date. Checks or money orders drawn on a U.S. bank are accepted.

CONFIRMATION
# Confirmation of your reservation will be mailed upon receipt of the reservation advance payment. Please read the confirmation for accuracy of dates and accommodations. Any errors must be communicated to us within seven days of mailing.

CANCELLATION
# A $25.00 service fee is assessed for all cancellations. However, if you cancel less than seven(7) days prior to arrival, your advance payment will be forfeited. If you cancel your monthly reservation less than 30 days prior to arrival, your advanced payment will be forfeited.

FINAL PAYMENT
# Final payment (Balance due after Reservation Deposit has been paid) is required 30 days prior to arrival. Payment may be made by check or money order.

DEPARTURE CLEANING
# A departure cleaning/linen fee is charged once to each reservation. The current condominium housekeeping fee is $120.00 plus tax.

MONTHLY RENTALS
# Monthly rentals are subject to availability. Early bookings are encouraged. A $100.00 check or money order is required to secure your reservation.

HOUSE PARTIES
# House parties are not allowed. Occupancy is strictly limited to the sleeping capacity of the condo. Maximum sleeping capacity is 6 persons. Management reserves the right to enter the rental property anytime to investigate disturbances, check occupancy and/or check for damages.

# The condominium will not be rented to vacationing students or young singles unless accompanied by a parent. Singles must be 25 years of age or older. Parents must check in and occupy the condominium with their children during the entire rental period. Failure to do this will result in eviction of the unaccompanied youth and forfeiture of all payments.

#Any reservation made under false pretenses will result in forfeiture of advance payment and the party will not be permitted to check in.

PARKING
#Parking is limited to paying guests only. Two permits are provided for the use of paying guests. You are subject to the parking regulations as set by the condominium association. Boats and boat trailers are not allowed.

DAMAGES
#Each guest will be financially responsible for damage done to the property beyond normal wear and tear.

LINENS
# A good supply of linen is provided in the condominium. Bed linen and bath towels are not changed during your stay. A washer and dryer are in the unit for your use in washing your linens.

FURNISHINGS
# The condominium is furnished quiet exquisitely. Loss of these items as well as damage to the unit or furnishings in excess of normal wear and tear, will be charged to you, the renter. If you require special appliances or equipment, please bring them with you.

MAINTENANCE
# Please report any malfunctioning equipment or damage to us as soon as possible. Every effort will be made to correct the situation as soon as possible. Repairmen may enter the premises during normal business hours for purposes connected with repair, care or maintenance of the rental property.

DURING YOUR STAY

GRILLING
#There is a natural gas grill on the balcony for your use. Please read instructions on use of grill prior to lighting.
 FIREWORKS
#Fireworks are prohibited at the condominium. Use of fireworks will be reported to local authorities. Parents are responsible for supervising their children. Please leave your fireworks at home.

TELEPHONE SERVICE
# There are two portable telephones for your convenience in making local phone calls or receiving calls. You must dial nine(9) to get an outside line. Long distance service is not available except for 1-800/toll free numbers.

CRIBS AND HIGH CHAIRS
# Cribs and high chairs may be rented through local furniture rental companies.

INCLEMENT WEATHER
# Refunds will not be made due to inclement weather. If evacuation is mandated by civil authorities, you will be given a refund for the unused portion of your rental period.

AGENCY DISCLOSURE
# Strain Homes serves as the agent and representative of the condominium owners, and is acting always, in and for the best interest of the owners.

ERRORS
# Every effort has been made to assure all descriptions are accurate, however, Strain Homes is not responsible for printing errors. Rates and specials are subject to change without notice.

PETS
# Pets are not permitted in the condominium. A pet, or evidence of a pet, will result in forfeiture of rent and eviction. We will be happy to recommend local kennels. Please ask us when you call.

USE OF FACILITIES
#Accommodations and amenities are provided for your enjoyment. By using these facilities, you assume responsibility and liability for your actions. Neither the property owner, the management company, nor the owner's association assumes any liability for accidents or injuries.

LOST AND FOUND
#Although we are not responsible for personal items missing or left behind, we will attempt to locate and return them to you. Any unclaimed items will be donated to charity or discarded.

CHECK OUT
CHECK OUT PROCEDURES
# Please make sure the kitchen is left clean with all dishes, pots and pans washed and put back in the appropriate cabinets.

# Please make sure all trash is removed from the condominium before you check out. The trash chute is at the left end of building for your convenience.

# Our housekeeper will strip and remake the beds, replace linens, vacuum, dust, clean the bathrooms and mop the the tile floors. If additional cleaning is required, you will be charged.

# Keys must be returned in the postage prepaid envelope we provided. Do not leave keys at the property! Unreturned or lost keys will result in the locks being re keyed at a cost to you of not less than $50.00.

FUTURE RESERVATIONS
# Tentative future weekly reservations for comparable dates may be made by phone (205-586-4515 or 205-313-6405) or by e-mail (TheMoorings@StrainHomes.com) on the date of your departure. Tentative reservations are subject to availability and rental rate.
